  VINTAGE SQUARE - TRANSIT ORIENTED DEVELOPMENT 

Vintage Group is comprised of a consortium of high-caliber companies and successful individuals dedicated to the creation of efficient Transit Oriented Developments using "Green" construction practices and materials. These mixed use live-able communities combine intermodal mass transit, "next generation housing" residential components, and commercial-retail space.

The Vintage Square History and Project

The Vintage Group was granted the title of Qualified and Eligible Sponsors by a unanimous vote of the Riverhead Town Board on February 6, 2008 enabling Vintage to proceed forward with planning, design and construction of the Vintage Square Transit Oriented Development mixed use live-able community.

Vintage Square is bordered by Railroad Avenue on the north, Court Street on the south, Osborne Avenue on the west and Griffing Avenue on the east and is adjacent to the Long Island Railroad station at Riverhead, the County Bus hub, and the New York State Supreme Court.  The five story project is situated on 4 acres and comprises of over 630,000 square feet of new construction including approximately 100,000 square feet of commercial – retail space, a multiplex cinema and work force housing.  A pedestrian thoroughfare "plaza" will connect the train, bus, and trolley station to the courts and downtown Riverhead.

Intermodal Transportation

Creation of Vintage Square will establish a seamless intermodal transportation link from New England to Manhattan by way of the existing cross-sound ferries linked by an efficient trolley system that will shuttle passengers to the Long Island Railroad or the Suffolk County Bus System at Riverhead.  Passengers traveling northward can either arrive at Riverhead by train or bus, or park their car at the parking facility at Vintage Square and ride the trolley to the walk-on ferry service at Orient Point. The new parking facility will not only serve commuters, but will also service the expansion of the New York State Supreme Court. In addition to its proximity to the courts and railroad, with its central location Vintage Square is within a 10 minute walk to most features of downtown Riverhead which will alleviate traffic congestion and parking concerns.

Economic Benefits

Vintage Square will produce approximately 300,000 hours of union construction labor to complete putting over 300 people to work from the trades. Once the Vintage Square Transit Oriented Development is completed it will provide an economic boon to the region through the creation of new jobs and their multiplier effect. 

Affordable Housing

"Work Force" housing will be included in the project giving residents easy access to mass transit. This affordable housing will allow regional residents the opportunity to own their own homes in a vibrant community.

 In Summation

The Vintage Group and Vintage Square will foster "Smart Growth" urban revitalization, create jobs and work force housing, vastly improve intermodal mass transit which will reduce traffic on the rural roads of Long Island’s North Fork thereby mitigating air pollution, bring affordable housing to an underserved area, and bring financial prosperity to the region.
